SaniMAX Products Deliver New Life to Failed Epoxy Floors

Many facilities have turned to epoxy flooring over the years in their search for a smooth, high-performance surface. But, while epoxy floors can offer exceptional strength and durability, they often degrade in just a few years, allowing liquids and contaminants to penetrate the surface. 

The result is an unsightly floor, bacterial build-up and the accompanying foul odors. 

Correcting failed epoxy surfaces often requires the installation of a new epoxy floor – a costly option – but an innovative product is allowing SaniGLAZE technicians to not just repair epoxy floors but make them stronger than before.

The SaniMAX solution is a proprietary product created by SaniGLAZE that can repair unsightly epoxy floors, change the color (if desired) and add extra protection and durability. 

“If an epoxy floor needs repairs but doesn’t look too bad, we can come in and fix cracks or areas that have chipped out,” said Chip Wilkening, Vice President of Business Development at SaniGLAZE International. 

The first step in the process is to prep the floor. We clean the floor exceptionally well, abrade it with pads and make sure no traces of oil or contaminants remain.

The next step would be our primer if the situation calls for it, but it isn’t always necessary.

After the floor is prepped and (possibly) primed, SaniMAX-C is applied to the surface. For both the VariGLAZE and ChromaGLAZE+ services, we add an additional clear coat that is applied the following day to strengthen and protect the surface.

SaniMAX and SaniMAX-C products allow SaniGLAZE technicians to go far beyond repairing damaged areas. SaniMAX-C will completely recolor an entire surface, and the addition of SaniCHIPS during the VariGLAZE service can enhance both the style, traction and strength of the floor. The chips are available in assorted materials, styles and sizes and give the appearance of a brand new, broadcast floor. 

ChromaGLAZE and ChromaGLAZE+ for Epoxy Floors 

Our ChromaGLAZE option for epoxy floors is a more budget-conscious approach. For this process, we lay one coat of SaniMAX-C and if desired, the coating can change the color of the epoxy flooring. 

Our ChromaGLAZE+ service includes an additional clear coat that overlays the SaniMAX-C. A special compound of micro-particles can also be added to improve the coefficient of friction. 

A Versatile Restoration Option 

SaniGLAZE technicians continue to find new ways to restore, recolor and protect surfaces thanks to the versatility of SaniMAX and SaniMAX-C – they’re not just for floors. 

“This product will bond to walls, tile, concrete, old epoxy and even metal,” Wilkening said. “We’ve done three stairwells with a VariGLAZE and ChromaGLAZE service combination. The SaniMAX coating is unlike anything else out there. We can pretty much do anything with it.”

Repairing or restoring epoxy flooring can also be done without removing furniture or equipment, allowing facilities to save on labor as well as pricing, and the cost savings offered by restoring an epoxy floor versus installing a new one is significant. 

A Cost-Efficient Solution 

“When compared to the installation of a new epoxy floor, SaniGLAZE is about 30 to 40 percent less than a new floor,” Wilkening said. “If that includes the cost of ripping out and replacing old flooring, we are 60 to 70 percent cheaper. If you add in the time it takes to do all that and the loss of productivity from shutting down, which is necessary in places like hospitals and schools, and it’s even more.”
